COMMERCIAL & INDUSTRIAL
For centuries, flat roofs have been used on commercial buildings. Two of the attractive features of flat roofs is that they can be less expensive to install and easier to maintain than pitched roofs.
Sentry Roofing is a full-service commercial roofing company that installs, inspects, repairs and maintains commercial roofs in Indiana & Illinois. Serving local cities such as: Indianapolis, Terre Haute, Lafayette, Danville, Champaign, Urbana, Decatur and surrounding areas.
Sentry uses only high-quality products that are backed by the very best warranties. The roofing materials that Sentry uses are manufactured by Firestone, GAF and Duro-Last, three companies that are famous worldwide for their excellent roofing materials.
This article will cover the benefits of each type of flat roofing system and provide more information on each one.
1. EPDM rubber roofing
2. TPO single-ply membrane roofing
3. PVC single-ply membrane roofing
Each type of flat roofing cover has its own unique properties suitable for different buildings, needs and budgets. A Sentry representative will be glad to help you determine which roofing cover is best for your situation. Or if your existing roof needs an inspection, Sentry will respond quickly.
Sentry Roofing uses only the best roofing materials on the market.
Firestone makes a superior synthetic rubber compound that is the basis for the RubberGard EPDM products.
EPDM stands for ethylene propylene diene monomer rubber.
This product has a 35-year track record for superior UV resistance, flexibility and durability, which is why Sentry offers it to their customers.
Available in black and white, a good choice for new roofing or re-roofing, ideal where regular inspections and maintenance are planned, can also be installed on sloped roofs
This EPDM roofing is covered with smooth stones or pavers for a nice appearance and allows for a fast and economical installation
A popular choice for re-roofing and accommodates a wide variety of roof configurations, can be specifically designed to be wind resistant.
1. RubberGard EPDM by Firestone is incredibly durable in all types of weather, holding up well even in the most severe circumstances.
2. This product is available in very large sheets, resulting in fewer seams than with lesser brands. Fewer seams means fewer places to leak.
3. It is remarkably flexible, allowing for easy fitting and sealing around vents and other irregular shapes on the roof.
4. The RubberGard EPDM membrane is fully recyclable, making it environmentally friendly.
5. It has excellent thermal properties, reducing energy costs for heating and cooling inside the building.
6. Because of the durability of the Firestone brand of EPDM membrane, maintenance and replacement costs are significantly lower than with inferior brands.
7. Firestone offers a great warranty on this roofing product.
These are just some of the reasons why Sentry Roofing offers this premium Firestone product to clients who are looking for a strong, long-lasting commercial roof covering
B. Maximum Strength
RubberGard EPDM Platinum-Grade rubber roofing is available in both white and black. Since it is reliable and long-lasting, owners of warehouses, office complexes, schools and hospitals are more than satisfied with this roofing membrane.
Because the Platinum-Grade RubberGard EPDM product has been proven to be reliable in climates throughout the world, it has one of the best warranties in the business. This material is covered by the Firestone Red Shield Platinum Warranty, which carries 30-year coverage from:
* Incidental punctures
* Punctures from hail up to 2-inches in diameter
* Damage from winds up to 100 miles per hour
This warranty makes the Platinum-Grade EPDM very popular with building owners who are planning new construction or ready to re-roof their existing building. The 30-years warranty itself is proof that this product is known to perform well for decades.
Sentry Roofing also offers Firestone’s “MAX” roofing product, which is an internally reinforced EPDM membrane.
It is designed to be extra resistant to punctures, tears and high winds.
Sentry Roofing’s clients who want additional strength in a product that is already tough and top of the line choose the RubberGard MAX roofing system.
This rubber roofing product offered by Sentry and manufactured by Firestone is designed to reflect the sun’s UV rays better than all others. Its bright white color keeps the rooftop cooler, significantly cutting down on the cost of cooling the interior of the building. Owners who have buildings that are located in areas where sun exposure is an issue, often choose this particular roof covering.
In addition to the UV protection characteristic of the EcoWhite roof covering, the material gives a bright, clean, sleek appearance to the roof. In locations where the flat roof is visible (such as in a valley), this is a concern for business owners who want their buildings to look as good as possible.
Because of EcoWhite’s proven properties and performance, it qualifies it for the Energy Star Program. The CRRC (Cool Roof Rating Council) rating is higher at .72 than the competition’s is at .64.
RubberGard EcoWhite EPDM is available in both 60-mil and 90-mil thicknesses. It is amazingly flexible, making it particularly easy to handle and install in almost any temperature.
Both Firestone and GAF manufacture excellent TPO membranes for commercial roofs. Sentry offers TPO made by both of these companies.
TPO stands for thermoplastic polyolefin. This product is a flexible plastic membrane, whereas EPDM (mentioned above) is a rubber membrane.
Plastic membranes come in a variety of colors and thicknesses. They are energy efficient because of their excellent sunlight and heat reflective properties.
One of the most important differences between TPO roof covering and EPDM covering is the method used to join the seams of the sheets. TPO (plastic) seams are heat sealed, essentially fusing 2 adjacent sheets into one. EPDM (rubber) sheets, on the other hand, are sealed with adhesives.
Heat-welding TPO seams are accomplished on site using hand and hot-air welders. This method eliminates the need for open flame torches, making for a safer working environment. Heat welding also eliminates the need for adhesives. In contrast to gluing two seams together, heat sealing causes the two adjacent membranes to fuse together as one. This creates a monolithic, watertight roof where seams do not separate because of degradation of adhesives.
Similar to the EPDM maximum-strength membranes, TPO is available in a reinforced membrane with stronger puncture-resistant properties and a great warranty.
Another outstanding roofing option is the single-ply PVC membrane manufactured by Duro-Last. The Duro-Last Company has been producing high-quality roofing products since 1978. They are now the world’s leading producer of single-ply PVC roofing materials.
PVC is a thermoplastic membrane similar to TPO mentioned above. PVC stands for polyvinyl chloride, which has unique properties that make it an excellent choice for commercial roofing.
With the PVC commercial roofing system, all flashing components are custom made by Duro-Last to precisely fit your specific roof. Duro-Last’s custom prefabrication allows on-the-roof labor time to be significantly reduced, saving installation costs for the building owner.
This custom fitting means that the roofing material fits the roof like a glove, reducing the change of leakage. The seams that must be closed are sealed on site with hand or robot hot-air welders, as with TPO membranes, leaving the membrane on the roof a single, tight, waterproof unit.
Duro-Last membranes have been tested and shown to reflect up to 86% of the heat from the sun, making them energy-efficient. This reduces cost of cooling the inside of the building.
Many commercial building owners choose the Duro-Last roofing option because it is custom made, durable, energy efficient, come in a variety of colors and has an excellent warranty
Like all roofs, flat commercial roofs should be inspected regularly to look for developing problems. A small defect can be detected early, before it develops into a larger problem. Finding a problem and correcting it quickly will prevent damage to the materials under the roof covering.
An unmaintained commercial roof can result in:
* Mold growth in places that are hard to find and treat
* Infestation of insects that enter through the gap in the roofing materials
* Condensation damage, wood rot and insulation breakdown
As you can see, repair costs are compounded if an experienced roofer, trained in the detection of commercial roofing problems, is not called before the problem worsens.
Roofs of all kinds can be damaged by violent storm, wind and hail. The professionals at Sentry Roofing will respond quickly to repair your commercial roof.
It can be challenging to find the source of roof leaks on any type of roof. Seeping water often moves below the surface of the roof and reappear far from the source of the leak.
